Stunning Oxford Place Renders

Oxford Properties has provided several optimistic renderings of its proposed Oxford Place in Downtown Toronto.  The development may be contingent on the project securing a casino component.

After yesterday’s announcement that Cadillac Fairview has partnered with MGM Resorts for a Greater Toronto Area casino, Oxford Place’s development may be downscaled. We cannot confirm anything yet so we are instead posting these stunning renders of a project that we hope is built.

We previously reported that Oxford Place could include a 1million square foot retail component, housing such department stores as La Maison Simons and Nordstrom. Again we have no updates at this time, given the preliminary nature of this proposal.

Toronto City Counsel votes on the future of city casino proposals in April. Retail Insider will be watching closely to see if Oxford Place will become a reality one way or another.

Tiffany & Co. Exits Edmonton’s Holt Renfrew

The small Tiffany & Co. ‘corner’ inside of Edmonton’s Holt Renfrew store has closed. It was the last Tiffany & Co. shop in Holts that wasn’t a leased concession owned by Tiffany. We have been informed that Tiffany will not open a leased concession at Edmonton’s Holts and that the space formerly occupied by Tiffany will be used to expand the store’s handbags selection.

Other Tiffany & Co. owned and operated concessions within Canada’s Holt Renfrew stores include Holt’s Vancouver, Calgary, Ottawa and Montreal stores.  They range from about 600 square feet to about 1500 square feet.

Canada also has seven free-standing Tiffany & Co. stores: two in Vancouver, one in Calgary, one in Montreal and three in Toronto.

Best Buy to Close 15 Canadian Stores

Today Best Buy announced it will close 15 Canadian stores, responding to competition from electronics retailers such as Amazon and Apple. According to the Financial Post, Best Buy will replace these closers with smaller locations.

The store closures represent about 10% of the company’s Canadian square footage, with layoffs of about 900 employees.

Seven Best Buy and eight Future Shop stores will close.

Last year the U.S. parent company to Best Buy announced the closure of 50 stores with the intention of opening about 100 smaller ‘mobile stores’ emphasising smart phones, tables and e-readers.

In Canada, Best Buy operates 79 stores under the Best Buy banner and 149 under the Future Shop banner, a Burnaby B.C. business acquired by the Richfield, Mn.-based big-box retailer in 2001.

Kate Spade to Open Canadian Flagship Store

Kate Spade will open its Canadian flagship location on Toronto’s Yorkville Avenue. This will be Canada’s second Kate Spade store, following the opening of its first location in November 2012 at Toronto’s Yorkdale Shopping Centre.

We are told Kate Spade is searching for and will open multiple Canadian locations. We will update readers when we get further information.

Thank you to ‘androiduk’ at Urbantoronto.ca for finding the City of Toronto application for the store’s renovations.  The address listed on the City of Toronto website is 115 Yorkville Avenue for a building size of about 4000 square feet. At this time we cannot confirm if Remy’s, the popular Yorkville Restaurant at this address, will close to be replaced by Kate Spade. Remy’s leases its Yorkville premises.

Kate Spade, as a designer label, started in 1993. It opened its first store in NYC in 1996. According to their website:

J. Crew to Open at Calgary’s Chinook Centre

*UPDATE* This store opens Wednesday, June 5th 2013.

J. Crew will open its ninth Canadian store at Calgary’s Chinook Centre. The store will be about 4200 square feet and will carry both men’s and women’s collections. 

Last week we announced J. Crew would open a second location in Downtown Vancouver. J. Crew has two stores in Edmonton and four stores in the Greater Toronto area. 

Interestingly, Calgary’s J. Crew store will be located next to an Ann-Louise Jewellers store. This is also the case with J. Crew’s new Vancouver Pacific Centre store

We’ve been told that J. Crew is seeking space in Ottawa and possibly Winnipeg, among other Canadian cities. We’ll update readers when more information is available.

Holt Renfrew has launched a new ‘VIP Section’ on its website. It’s password protected for Holt Renfrew’s ‘most valued clients’ (meaning those who spend more on in one season @Holts than most of us earn in a year).

Target Creates Six ‘Online Only’ Designer Brands (Not Available in Their Stores)

Target has created six brands only available on their website. The brands include:

1) Labworks (womens’ apparel)
2) Zutano Blue (baby clothing)
3) Room 365 (bedding)
4) TOO by Blu Dot (home decore)
5) MudHut (home decore)
6) Boho Boutique (more home decore)

Blu Dot is a home furnishing goods company founded in 1997. It is known for ‘smart, minimalist goods that price-wise fall somewhere between IKEA and high-end imports’. A Blu Dot coffee table retails for around $500. A table by ‘TOO’ by Blu Dot will only cost $149 (all US dollars, as Target’s Canadian website has yet to upload sale merchandise).

This is an interesting retail strategy that addresses the increase in online shopping while differentiating the Target website with merchandise not available elsewhere. It may also be a response to Amazon, which recently announced that they would permanently include an ‘online price-matching policy’.

Time will tell if Target’s online exclusives strategy will work in Canada. Will Canadians be receptive to Target’s online-only designer merchandise?

Sport Chek Creates ‘Retail Lab’ in New Retail Concept

Sport Check is launching a new retail ‘lab’ concept that will be rolled out across Canada. This may partly be in response to increased competition in the world of sporting goods, including increased competition from Walmart and the imminent opening of Target stores. 

The first location will be in midtown Toronto.

‘Skin Removal’ of Vancouver’s ‘Giant Toilet Bowl’ Starting Today

Former Sears in Downtown Vancouver

Today the exterior of Vancouver’s former Downtown Sears store will start to be dismantled for the renovation and arrival of Nordstrom, as we previously reported, as well as for offices above.

The building’s exterior panelling will be removed using an electric crane on a swing stage.  This is similar to a window cleaning stage (they say), which will lower to panels to the street level for removal. Panel removal starts with the TD plaza area and then moves clockwise, meaning panel removal will subsequently happen on the building’s Granville Street side, then Robson street, then the Howe Street side.

Vancouver’s Canada Post Building Sold to Investors for $159million

Vancouver’s Canada Post building has been sold to the British Columbia Investment Management Corporation (bcIMC), one of Canada’s largest institutional investment managers. The new landlord plans to redevelop the site. The building sold for $159million, according to a Land Titles Office search. 

We previously reported on an expert’s speculation that the entire block will be razed for redevelopment. These were via two interviews (links to INTERVIEW 1 & INTERVIEW 2). 

bcIMC spokeswoman Gwen-Anne Chittenden says: “Our vision is for a sustainable mixed-use development that will leverage the great transit and the nearby amenities that the site offers,” she said (to The Vancouver Sun).

That’s rather vague. We called the source to our previous articles to ask their opinion on the sale. Our source tells us that we can expect the developer to bring an application to Vancouver City Hall to have the site ‘upzoned’ for ‘maximum value’. The developer may then either ‘act on’ the density allowance by redeveloping the site or it may work out an agreement with the city to ‘transfer density’ from this site to one or more other future development sites, in return for retaining the architectural integrity of the current Canada Post building. 

A local commercial real estate broker informs us that both Target and Walmart want stores in Downtown Vancouver. The same broker says the current Canada Post site would be ripe for a redevelopment that would include at least one large retailers. Larger-format retailers have increasingly been looking for sites in Canadian city cores, as we discussed in a previous article

We will be watching the Canada Post Building’s redevelopment closely and will report what we find.
