NORDSTROM’S YORKDALE STORE WILL BE ONE OF ITS LARGEST NEW LOCATIONS

Nordstrom has announced it is building a 188,000 square foot store at Toronto’s Yorkdale Shopping Centre. Though not large compared to some existing Nordstrom stores, it will actually be one of the largest new Nordstrom stores to open in years. 

We did some digging and researched the sizes of Nordstrom’s recently opened American stores, as well as its announced new locations. New locations and sizes include: 

  • Glendale, California (replacement location, new-build): 135,000 sq ft  (Opening 2013)
  • Jacksonville, Florida: 124,000 sq ft  (Opening 2013)
  • San Juan, Puerto Rico: 138,000 sq ft   (Opening 2014)
  • Houston (Woodlands Mall), Texas: 138,000 sq ft  (Opening 2014)
  • Milwaukee (Wawasota), Wisconsin: 140,000 sq ft  (Opening 2015)
  • Minneapolis (Ridgedale) Minnesota: 138,000 square feet (Opening 2015)

As one can see from the above, Yorkdale‘s Nordstrom will be larger than all of these stores. And compared to the size of future Canadian Nordstrom stores, Yorkdale’s will be second in size only to the 230,000 square foot flagship Downtown Vancouver BC store. 

Furthermore, we’re providing Nordstrom store sizes for all (Non-Rack) stores opened since 2007. Only one of these (Honolulu, Hawaii) are larger than Yorkdale’s Nordstrom.

2008:

  • Thousand Oaks, California: 145,000 sq ft
  • Aventura Mall, Florida: 172,000 sq ft
  • Naples, Florida: 81,000 sq ft (resort store, statistical outlier)
  • Ala Moana Honolulu, Hawaii: 211,000 sq ft
  • Indianapolis, Indiana: 134,000 sq ft
  • Burlington, Massachusetts: 143,000 sq ft

Most larger Nordstrom stores were either built or enlarged in the 1980’s-1990’s. The company has since built efficiencies allowing for smaller store sizes that carry a similar depth of merchandise as some larger Nordstrom stores.

We’re also noticing that, given recently released renderings, natural light will play a bigger role in Nordstrom’s new Canadian stores. We’ve consulted with our Nordstrom insider and we’ll provide further details on the proposed store interiors at Canadian Nordstroms.

TOPSHOP CANADA UPDATE: CALGARY, MISSISSAUGA AND MONTREAL

We’re updating you on three announced Canadian TopShop locations. Interestingly, some of them will be almost as large as the TopShop/TopMan concession inside of Toronto’s flagship Hudson’s Bay (“Queen Street”) store. 

The mall-based TopShop/TopMan stores will be given prominent mall-entrance locations with the intention of drawing more shoppers to their adjacent Hudson’s Bay stores. An example is the image above, showing Canada’s first TopShop/TopMan at Toronto’s Yorkdale Shopping Centre.

Calgary’s previously announced TopShop/TopMan will be configured adjacent to the main entrance of Hudson’s Bay. Adjacent mall space, circled in red, has been acquired to give a stronger mall-front presence for TopShop. The Chinook Centre TopShop/TopMan will be about 15,000 square feet according to a source at Hudson’s Bay. 

The previously announced TopShop/TopMan at Mississauga’s Square One Shopping Centre also includes annexed retail space, as per the lease plan below. Mississauga’s TopShop/TopMan will be 18,000 square feet, just 1000 square feet shy of Downtown Toronto’s Queen Street Topshop/TopMan.

Square One Shopping Centre Lease Plan: Oxford Properties

The TopShop/TopMan concession at Toronto’s downtown Hudson’s Bay flagship (“Queen Street”) is about 19,000 square feet, while the Yorkdale Shopping Centre TopShop/TopMan is just shy of 15,000 square feet. The largest TopShop/TopMan store outside of England is at Vancouver’s Hudson’s Bay store, with about 33,000 square feet of retail space and close to 40,000 square feet in total.

Our Montreal Retail Insider Pat Campione tells us the suburban Montreal  (Le Carrefour Laval) TopShop/TopMan is scheduled to open in August. We are awaiting further details of this and the other Montreal TopShop location we announced last week.

KATE SPADE CANADIAN UPDATE

Kate Spade in Former Hugo Boss Location in Yorkville

In January we reported that Kate Spade would open a store at 115 Yorkville Avenue in Toronto. That address was incorrect, technically. Our Toronto Retail Insider ACT7 of Urban Toronto gives us this update: The Kate Spade store will open at 138 Cumberland Street in space formerly occupied by HUGO/Hugo Boss. 

The 115 Yorkville Avenue address was used by the City of Toronto’s Application Status website possibly as an “address of convenience”. The Yorkville Avenue Address and 138 Cumberland Street are part of a retail configuration along the eastern portion of neighbouring Old York Lane. 

We apologize if staff at Remy’s restaurant at 115 Yorkville Avenue were alarmed by our speculation that it may close in our previous article. We and others expected Remy’s would close for Kate Spade. As far as we are aware, it’s business as usual at Remy’s. 

Kate Spade’s first Canadian store opened in November at Toronto’s Yorkdale Shopping Centre.  

We spoke to a commercial real estate broker who informs us that Kate Spade is seeking other Canadian retail locations. They say we may expect Kate Spade store announcements to be made in Calgary, Vancouver and in suburban Toronto. We lack exact locations at this time but it’s safe to say at least one Toronto location will be either Sherway Gardens or Square One, especially now that Square One has upped its game by scoring a 120,000 square foot Holt Renfrew as an anchor.

HOLT RENFREW OPENING 120,000 SQ FT STORE AT MISSISSAUGA’S SQUARE ONE

Holt Renfrew will open a 120,000 square foot store at Mississauga’s Square One Shopping Centre. The store will go at the south-end of the mall as part of an ongoing expansion and renovation of Ontario’s largest shopping Centre. We will provide the store’s exact location when we are permitted. The store tentatively opens in the spring of 2016.

On March 17th we reported on the ongoing negotiations between Holt Renfrew and Oxford Properties’ Square One Shopping Centre. The deal is done and the announcement is now public.

This is the latest announcement in Holt Renfrew’s $300 million Canadian expansion that will see its retail footprint expanded by about 40%. 

In July 2012 we reported that Holt Renfrew would open a 102,000 square foot store at Toronto’s Sherway Gardens. Negotiations have stalled and we are retracting the Holt Renfrew Sherway Gardens announcement. Holt Renfrew will exit Sherway Gardens entirely for the Square One store about 3.5 times the size (Sherway’s Holt Renfrew is 33,670 square feet, according to Sherway’s current lease plan).

Not all is lost for Sherway Gardens, however, as it has managed to secure a 138,000 square foot Nordstrom store scheduled to open autumn 2016. 


This gives Holt Renfrew three large Greater Toronto Area stores. Holt Renfrew’s Bloor Street flagship store is about 185,000 square feet and it Yorkdale Shopping Centre store will soon expand to over 121,000 square feet. The Mississauga location will be one of Holt Renfrew’s largest stores when it opens, surpassed only by the Bloor Street (~185,000 sq ft), Calgary (151,000 sq ft) and Vancouver (137,200 sq ft) stores (note: Only about 120,000 sq ft of the Calgary store is currently in use). 

Holt Renfrew joins Anchors Hudson’s Bay (191,000 sq ft), Sears (145,000 sq ft), Target (164,000 sq ft) and Walmart (almost 245,000 sq ft) at Square One.

Landlord Cadillac Fairview published a tentative leaseplan of its Sherway Gardens showing an expanded Holt Renfrew store. The leaseplan has multiple errors and will have to be significantly modified now that Holt Renfrew will exit Sherway.

We previously reported on Square One’s $84 million mall expansion and renovation. We also recently reported on Top Shop opening within a substantially renovated Hudson’s Bay department store. Holt Renfrew’s announcement secures Square One’s position as one of Greater Toronto’s top shopping destinations.

NORDSTROM CANADIAN STORE INFORMATION AND RENDERINGS UPDATE

Nordstrom has released more renderings of its Canadian stores, and we’ve got updated information from our Nordstrom insider. The new renderings are of the Ottawa, Calgary and Toronto Sherway Gardens stores. These join previously released renderings of the flagship Vancouver BC store and recently announced Toronto Yorkdale Shopping Centre stores.

Ottawa: Rideau Centre

Ottawa’s Rideau Centre will get a 157,000 square foot, two-level Nordstrom store on the top two floors of the mall’s former Sears store. The exterior rendering of the store is the top image in this article. Our Nordstrom insider informs us the store will include an expanded women’s designer department called ‘Collectors’ that will directly compete with the small designer floor at Ottawa’s Holt Renfrew. Our Nordstrom insider tells us they are also well aware that Hudson’s Bay plans to start renovations on its Rideau Street store and that Hudson’s Bay will attempt to beef-up its designer offerings. Nordstrom will attempt to secure many designer labels Hudson’s Bay would carry including Rachel Roy, Spendid, Diane von Furstenberg, McQ Alexander McQueen and “many others”. Our Nordstrom insider says despite Hudson’s Bay’s renovations (and eventual inclusion of a TopShop concession), Nordstrom will trump Hudson’s Bay especially in the area of shoes and customer service.

Calgary: Chinook Centre

The Calgary Chinook Centre Nordstrom will occupy about 140,000 square feet of Chinook Centre’s former 173,000 square foot Sears store. The store will be two floors and we’ll soon reveal the store’s department layout, as per our Nordstrom insider. The front portion of the former Sears store will be configured to multi-tenant retail, while the back half of the former Sears store will be Nordstrom. See the image below, showing Nordstrom’s partial occupation of the former Sears.

Nordstrom’s Calgary store will go head-to-head with Hudson’s Bay and (to a lesser extent) Harry Rosen. Our Nordstrom insider says that Nordstrom, again, will excel in areas of designer clothing, shoes and customer service.

Toronto: Sherway Gardens

The two-level Sherway Gardens Nordstrom store will be about 138,000 square feet and will be built where Sporting Life is currently located. Our Nordstrom insider says it will feature a ‘small’ women’s Collectors department and will carry less variety than the new Yorkdale Nordstrom store which will be about 50,000 square feet larger. In December 2012 we provided information on the proposed layout of the Sherway Gardens Nordstrom store. Nordstrom will have less upscale competition at Sherway Gardens, however, as Holt Renfrew will leave Sherway for a new 120,000 sqaure foot store at Mississauga’s Square One Shopping Centre.

We previously provided images of the recently announced Yorkdale Shopping Centre Nordstrom store, and our Nordstrom insider tells us it will attempt to secure a sufficient designer roster to compete both with Hudson’s Bay, Harry Rosen and Holt Renfrew. Holt’s will still be “by far” the most upscale anchor at Yorkdale, though Nordstrom will attempt to outdo Holt’s in the customer service department. Both will battle for shoes, especially with Holt’s soon-to-open 10,000 square foot shoe department. Our Nordstrom insider also says Harry Rosen should be vigilant since Nordstrom will put great effort into offering quality designer men’s clothing and accessories with exceptional customer service.

MORE TOPSHOP STORES SLATED FOR MONTREAL

A source at Hudson’s Bay tells us that TopShop/TopMan will open two suburban Montreal locations. The suburban TopShop/TopMan stores will be located within Hudson’s Bay stores at Le Carrefour Laval and at the Galeries d’Anjou. In addition, the Downtown TopShop within Montreal’s flagship Hudson’s Bay store will be expanded as well. 

We’re awaiting word of the opening dates for the suburban Montreal stores and the expanded Downtown Montreal store.  We’ll update you when we get that information. This announcement gives the Montreal area at least three TopShop/TopMan stores. 

The Galeries d’Anjou TopShop/TopMan will be part of a substantially renovated 190,000 square foot Hudson’s Bay store. The renovation coincides with an expansion of the mall and the addition of large anchor tenants Target and La Maison Simons. 

TopShop/TopMan is expanding across Canada via Hudson’s Bay. One of the world’s largest TopShops – a 33,000 square foot location – opened in October 2012 at Vancouver’s Downtown Hudson’s Bay. Toronto currently has two TopShop/TopMan locations: a 19,000 square foot location within the flagship ‘Queen Street’ Hudson’s Bay store and a 15,000 square foot TopShop/TopMan at Hudson’s Bay, Yorkdale Shopping Centre. We recently reported on TopShop’s eventual store within the Square One Hudson’s Bay store, and Toronto will also get TopShop/TopMan within a renovated Hudson’s Bay store at the Sherway Gardens Shopping Centre (we snuck in that announcement here for diligent readers). 

We also recently reported on TopShop’s opening at Hudson’s Bay in Calgary’s Chinook Centre. More Canadian TopShop/TopMan locations will follow and we’ll be announcing them periodically. An Edmonton location is in the works, for example.

CANADA’S LARGEST SHOE SALE: APRIL 24

One week from today, Canadian women in select cities will line up to buy shoes at the Legendary Army & Navy Shoe Sale. It continues to be Canada’s largest shoe sale. Almost 150,000 pairs of designer shoes will be available at discounted prices at the chain’s six Canadian stores. New merchandise is brought in daily, and the event lasts until May 5th. 

According to Army & Navy, about 4,300 women line up for the 8:00am opening day. Shoppers are advised to check back daily for new stock, as much of it is picked over not long after the initial shopping stampede.

For those unfamiliar, Army and Navy started as a liquidation retailer in 1919. The shoe sale commenced in 1949. It could be compared to a modern-day Winners or Marshall’s, for example. 

Much to our dismay, the sale madness doesn’t include men’s shoes. We encourage Army & Navy to expand their sale to include men’s shoes since this male author’s shoe addiction could support the men’s sale in its own right. 

Army & Navy has had various Western Canadian stores over the years. This is a list of their current store locations. All stores participate in the shoe sale.

HOLT RENFREW YORKDALE UPDATE

Yorkdale Shopping Centre’s Holt Renfrew store continues to undergo expansion and renovation. Some improvements, including a men’s Dolce & Gabbana shop-in-store are complete, while others such as boutiques for Chanel and Paul Smith as well as a 10,000 square foot shoe department are under construction. The finished store will be a “show-stopper” according to a source at Holt Renfrew head office. 

With the help of our Toronto Retail Insider ACT7 of Urban Toronto, we’ve done some digging and today we’ll discuss two new developments: A substantially expanded Louis Vuitton boutique, and a new Paul Smith boutique. We’ll also reveal Holt’s expanded store size and configuration. 

Both the new Vuitton and Smith shops are mentioned on the City of Toronto Building Application website. The Louis Vuitton within Holts will expand and will include basement storage and a dumbwaiter to move merchandise from the basement to the Vuitton boutique. 

A Paul Smith boutique is also mentioned on the City of Toronto Application website. Paul Smith men’s clothing is carried at Holt Renfrew stores across Canada. Holts Yorkdale will get a  full-on dedicated Paul Smith boutique insofar as it was mentioned specifically on the City of Toronto’s Building Application website. 

Holt Renfrew’s Yorkdale store will see a substantial expansion over three floors. Two floors will be for retail, while the basement will be storage and staff areas. The total store size will be in excess of 121,000 square feet, making it the third-largest Holt Renfrew store after Holt’s Toronto Bloor Street (about 185,000 square feet) and Vancouver (about 137,200 square feet) stores (the Calgary store is 151,000 square feet, but only about 120,000 square feet are currently used). 

The expanded store’s size breakdown is as follows. Currently, the store’s ground floor is 51,913 square feet and its basement storage is 13,134 square feet. This adds up to the current total of 65,047 square feet. The store’s expansion will include an 18,925 square foot ground floor extension, an added ~15,000 square feet storage/staff basement area, and a ~22,340 square foot second level formerly housing a food court. We’ve attached the store’s lease plan above. 

Toronto’s Yorkdale Shopping Centre has seen so much leasing activity lately that we’ll be doing regular articles about what’s happening. We’ve also got an updated mall lease plan so we’ll continuously report on which tenants are going where and the size of these new tenants. Yorkdale Shopping Centre will likely remain Canada’s premier shopping centre especially with its recently announced expansion including a 188,000 square foot Nordstrom store.

HARRY ROSEN OPENING STORE AT LE CARREFOUR LAVAL

Menswear retailer Harry Rosen will open a 7,800 square foot store at Le Carrefour Laval in suburban Montreal. The opening date will be some time in August. The store will be located next to a large Zara store, currently under renovation and scheduled to re-open this summer. 

 
This will be Harry Rosen’s third store in the province of Quebec. It will be the chain’s 16th Canadian store and the 17th including an outlet store in suburban Toronto. Surprisingly, Harry Rosen’s two Quebec stores are in Metropolitan Montreal and the company currently has no stores in the Quebec City area.

This Harry Rosen store will be smaller than many. For example, its Vancouver store is about 25,000 square feet and its  Yorkdale store will enlarge to 32,000 square feet.

Le Carrefour Laval is one of Canada’s more productive shopping centres with sales of $764/square foot, according to landlord Cadillac Fairview. The mall has 274 stores and includes, impressively, an Apple Store that is almost 11,000 square feet.

UNIQLO & BLOOMINGDALE’S CANADA UPDATE: HAPPENING OR SPECULATION?

The National Post/Financial Post reports that Uniqlo could become a tenant within Hudson’s Bay stores. Its article on Tuesday, April 11th notes that Hudson’s Bay is seeking to negotiate space with Uniqlo and other retailers that might add value to Hudson’s Bay’s Canadian real estate portfolio. 

In November 2012 we first reported on Uniqlo’s negotiations for space in the sub-basement of the Hudson’s Bay store in Downtown Vancouver. We were later informed by a commercial real estate source that this Vancouver deal had stalled. We held off informing readers since there was a possibility that other Uniqlo store sites could be found, including space enquiries on Vancouver’s Robson Street and on Toronto’s Yonge Street. Uniqlo management has since scaled back North American expansion plans, save for some potential future West Coast and East Coast American stores. Plans for a flagship Chicago Uniqlo store were also put on hold, much to the chagrin of many Chicago shoppers. 

We are unable to confirm any Canadian leasing activity with Uniqlo at this time. We hope that The National Post’s article is correct as to Hudson’s Bay’s continued attempt to secure Uniqlo as a concession tenant. 

On Tuesday, April 11th, Business in Vancouver Magazine also reported that Hudson’s Bay could be trying to secure Bloomingdale’s concessions within some of its Canadian Stores.  In November 2012, we reported the confirmation from a source at Hudson’s Bay that the proposed Bloomingdale’s/Hudson’s Bay partnership had stalled. We again hope for a Bloomingdale’s entry into Canada via Hudson’s Bay.

One of Retail Insider’s goals is to get Canadians excited about shopping in Canada. Uniqlo and Bloomingdale’s would be exciting additions to Canadian retailing and we hope both become a reality.
