CANADA’S SECOND MICROSOFT STORE WILL OPEN AT WEST EDMONTON MALL

Canada’s second Microsoft Store will open at West Edmonton Mall. It will be located on the mall’s first level near the Ice Palace, as per the mall map below. The store will be about 7,500 square feet.

Canada’s first Microsoft Store opened in November 2012 at Toronto’s Yorkdale Shopping Centre. The Yorkdale Microsoft Store is 6,844 square feet according to the mall’s lease plans.

For those unfamiliar, Microsoft Stores sell the brand’s computers, computer software and consumer electronics. It has been compared to Apple Stores, which have been wildly successful at selling and servicing its various Apple products. There are currently 35 Microsoft Stores in the United States and one in Canada. Its first American stores opened in October 2009.

Microsoft stores employ ‘Technical Advisors’ to assist customers with questions and various issues. These might be compared to the ‘Geniuses’ at Apple Stores. Microsoft Stores also include ‘Specialists’ (or trainers) who show customers how to get the most out of their software. Our source for this information is partly from this article.

West Edmonton Mall has been securing many exciting new retailers. Two of its most recently announced additions have included jeweller Tiffany & Co. and the first non-Quebec location for the 118,000 square foot fashion retailer La Maison Simons.

INDIGO TO OPEN INTERNATIONAL LOCATIONS + 40 APPLE TECH SHOPS

Toronto-based Indigo Books & Music Inc. will open international stores within the next two years, according to CEO Heather Reisman. Reisman made the announcement at Indigo’s annual meeting on June 25th.

Indigo will also open 40 in-store Apple technology shops in 2014, selling products such as iPads and Apple TV. 

Indigo’s business has struggled recently as printed books have lost popularity to digital books and online book sales. Mass discounters have also eroded Indigo sales. Indigo will re-brand to include less of a focus on books, focussing more on such merchandise as household/design products, paper, gifts, child and baby-related items, electronics and office supplies, among others. 

Opening international locations for the struggling retailer is a brave move. We wish them luck.

POSSIBLE SAKS FIFTH AVENUE LOCATIONS IN CANADA

If current negotiations are successful, Saks Fifth Avenue could be purchased by The Hudson’s Bay Company (“HBC”). Canada could see several Saks Fifth Avenue locations – either free-standing or as Saks shops-in-store within existing Hudson’s Bay locations. HBC has been contemplating a potential Saks purchase for months and we’ve done an analysis to determine some possible locations for Saks in Canada.

Newer American Saks Fifth Avenue stores are generally in the 80,000-120,000 square foot range, about the same size as newly-built Holt Renfrew stores. Saks and Holt Renfrew carry many of the same upscale brands and we would expect label wars if HBC obtains Saks. 

Hudson’s Bay has 90 Canadian stores. Several are in Saks-worthy locations. Although we’d only expect Toronto, Calgary and Vancouver to get Saks stores, we’ll do a more comprehensive metro-area breakdown of possible full-line or shop-in-store Saks Fifth Avenue locations via HBC.

Greater Toronto Area
Yorkville: Hudson’s Bay’s 342,000 square foot store at Toronto’s Yonge and Bloor intersection could be at least partially converted into a flagship Saks Fifth Avenue store. The store’s current low ceilings might be remedied by a demolition and reconfiguration of the interior retail space, though this would certainly be an expensive challenge. A Saks Fifth Avenue store on Toronto’s Bloor Street would compete with neighbouring Holt Renfrew, which will see a substantial expansion in the next few years. 

Downtown: Hudson’s Bay’s 851,000 square foot flagship ‘Queen Street’ store has room for a Saks store, though it would require an awkward reconfiguration of the store’s current setup. We’re not sure if a Saks would be preferable up at the Yorkville Hudson’s Bay while the Queen Street location remains as the primary flagship location for Hudson’s Bay and its related concessions (including a 19,000 square foot TopShop/TopMan and a 20,000 square foot Kleinfeld Bridal, which opens on the store’s seventh floor next year). 

Yorkdale Shopping Centre: The 303,000 square foot Hudson’s Bay store at Yorkdale has recently seen extensive renovations including Canada’s first full-sized TopShop/TopMan store. If Saks were to carve out, say, a 100,000 square foot portion of Yorkdale’s Bay, 200,000 square feet would still be left for the primary tenant. Saks would see significant competition at Yorkdale from a world-class renovation/expansion of the mall’s Holt Renfrew store, a 188,000 square foot Nordstrom store and possibly the arrival of anchor La Maison Simons. 

Sherway Gardens: The 223,000 square foot Sherway Gardens Hudson’s Bay could see a Saks shop-in-store. A full-sized Saks is less likely because of Hudson’s Bay’s smaller size. Sherway would be a good move for Saks, as competitor Holt Renfrew will exit Sherway when it opens its Mississauga store in 2016. Nordstrom’s 2016 Sherway Gardens arrival will boost the mall’s popularity and Saks will more likely compliment Nordstrom than provide outright competition, given their limited brand cross-over. 

Square One Shopping Centre, Mississauga: The 201,000 square foot Hudson’s Bay could see a Saks shop-in-store similar to Sherway Gardens, as discussed above. Despite Square One’s having Target and Walmart as anchors, Saks could actually fit at the mall now that it will include a 120,000 square foot Holt Renfrew store and possibly a branch of La Maison Simons. 

Calgary
Downtown Calgary: Downtown Calgary’s 450,000 square foot Hudson’s Bay store could see a subdivision to include a Saks Fifth Avenue store. Downtown Calgary already includes a 147,000 square foot Holt Renfrew store that will soon be expanded (article to follow). One major disadvantage to locating within Downtown Calgary’s Hudson’s Bay is the insufficient pedestrian access to the neighbouring Core Shopping Centre that houses Holt’s, Harry Rosen and a substantial number of other retailers. Downtown Calgary’s Hudson’s Bay suffers as a result and won’t see the same renovations, TopShop/TopMan and ‘The Room‘ concepts as seen in Toronto and Vancouver. 

Chinook Centre: Hudson’s Bay’s 203,000 square foot Chinook Centre store could possibly see some sort of smaller Saks Fifth Avenue shop-in-store. At its present size and with the inclusion of a soon-to-open 15,000 square foot TopShop store, Chinook Centre’s Bay would be too small for a full-sized Saks. It is possible a Saks could open as part of Chinook Centre’s newest expansion proposal, though the expansion appears to lack an additional anchor tenant. A bonus to a Chinook Centre Saks, however, would be less competition from the downtown Holt Renfrew store and increased shoppers drawn to the 140,000 square foot Nordstrom store that will open next year. 
Vancouver

Downtown Vancouver: The 637,000 square foot Hudson’s Bay store in Downtown Vancouver could see a Saks Fifth Avenue store somehow carved out of its existing store space. Vancouver’s Hudson’s Bay has already seen its space reduced with the opening of one of the world’s largest TopShop/TopMan stores as well as the eventual elimination of the entire sub-basement retail space for one or more tenants (likely not Saks, given its low ceilings and awkward location). A Downtown Vancouver Saks would be in close proximity to an existing (and expected to expand) 137,000 square foot Holt Renfrew and a 230,000 square foot Nordstrom which will open in 2015. 

Oakridge Centre: Saks has already been inquiring into space at Oakridge Centre (as has Bloomingdale’s). Anchor space at Oakridge could be somewhat flexible and as far as we’re aware, Hudson’s Bay will occupy a newly-built north-anchor space at Oakridge.  A new Saks could be included if proposed Oakridge retail space is reconfigured, or if it secures a new third anchor space at the south-end of the mall. 

Ottawa
Rideau Centre: A Saks Shop-in-store (or even a smaller full-line Saks) carved out of the 335,000 square foot Ottawa Rideau Street Hudson’s Bay store would compliment Rideau Centre’s Nordstrom store (which will open in 2015) as well as La Maison Simons in the spring of 2015. Competitor Holt Renfrew, located way over at 240 Sparks Street in Downtown Ottawa, would likely see an uncertain future as a result of a Saks in Ottawa. 

Edmonton
Finding a suitable location for Saks in Edmonton might be a challenge, though some sort of Saks shop-in-store might work within Hudson’s Bay’s 237,000 square foot Southgate Shopping Centre store. The West Edmonton Mall Hudson’s Bay, at only 164,000 square feet, would likely be too small for any Saks configuration. Downtown Edmonton’s Holt Renfrew, one of the chain’s lesser-performing stores, would only see a reduction in sales with a Saks opening in one of Edmonton’s suburban malls.  

Montreal
We’ve consulted with a retail analyst who says they’re not sure if Montreal’s economy or language laws would welcome Saks Fifth Avenue to the city at the moment. Downtown Montreal has a 655,000 square foot Hudson’s Bay store that is currently undergoing renovations to include luxury department ‘The Room’. 

Last week we reported that Bonnie Brooks was exiting her role as president of Hudson’s Bay. Could it be she’s in line to run Saks Fifth Avenue? We’ll be discussing this and more later this week as we continue to follow Saks Fifth Avenue’s possible arrival in Canada.

SAKS FIFTH AVENUE COULD BE BOUGHT BY THE HUDSON’S BAY COMPANY

NYC-based Saks Fifth Avenue could be purchased by The Hudson’s Bay Company (“HBC”) according to Women’s Wear Daily. This could pave the way for Saks Fifth Avenue’s opening stores in Canada, according to HBC CEO Richard Baker. Saks has already been eyeing Canadian store space.

Baker says that some Hudson’s Bay stores could be converted to Saks stores. We are analyzing Hudson’s Bay store locations and we’ll provide an update on what stores we feel could become Saks locations. Saks could also occupy store space within existing Hudson’s Bay stores.

Last year HBC was in negotiations with American retailer Bloomingdale’s to open stores in Canada. The deal fell through and HBC now appears to be seeking a similar strategic alliance, this time with Saks. 

It is debatable whether or not Saks would succeed in Canada. Holt Renfrew achieves substantial sales at the higher-end department store spectrum. Excluding Saks’ Manhattan flagship, Holt Renfrew stores do considerably higher per-square-foot sales than most Saks stores. With Nordstrom on the way, Harry Rosen in expansion mode and La Maison Simons looking to expand its Canadian base, opening Saks Fifth Avenue in Canada could prove to be challenging for HBC if a deal is, indeed, finalized. At the same time, an HBC-owned Saks Fifth Avenue could lend substantial credibility and economies of scale to HBC.

Saks’ outlet concept ‘Off 5th‘ could also come to Canada if a deal is signed. Off 5th carries both discounted merchandise from Saks’ full-priced stores, as well as product purchased specifically for the outlet store. Off 5th stores, if they arrive in Canada, would compete with Nordstrom Rack and Holt Renfrew’s recently opened hr2 concept. 

We’ll be following up with an analysis of Hudson’s Bay’s real estate to determine optimum space/locations for Saks Fifth Avenue stores in Canada.

NORDSTROM RACK SECURES ITS FIRST CANADIAN LOCATION IN OTTAWA

Nordstrom Rack has secured its first Canadian location in suburban Ottawa. It will be located in a suburban ‘big box’ retail centre, as opposed to an outlet mall as might be expected. We’ve been asked not to reveal the location of the store as not all negotiation details have been finalized.

CLEARLY CONTACTS TO OPEN STORES ACROSS CANADA AND WORLDWIDE

Vancouver-based Clearly Contacts will soon open new stores in Vancouver, Toronto and Calgary as well as in Australia. A replacement Robson Street location is a possibility since its current location at 1049 Robson Street will be demolished along with neighbouring retailers for a flagship Sephora store. A second Vancouver location will open in August at 2152 W. 4th Avenue in Vancouver’s Kitsilano neighbourhood.


Clearly Contacts opened its first brick-and-mortar store in March 2013 on Vancouver’s Robson Street. It was meant to engage the public and provide face-to-face feedback from customers, as sales were previously only conducted via the Internet. The test appears to have been a success and the company is now expanding its retail store concept.

We’ll keep you updated on Clearly Contacts’ expansion as it grows internationally.

LOBLAW TESTS SMALL-SIZED DISCOUNT GROCERY CONCEPT

Loblaw is testing a small-format discount grocery concept called ‘Box by No Frills’. Its prototype Calgary store opened May 31st and according to the Globe and Mail, it has been well received. More could open across Canada. 

The Calgary store is about 10,000 square feet. Loblaw’s discount grocer No Frills stores are usually about 25,000 square feet. The company’s Real Canadian Superstore‘s are considerably larger still and include merchandise besides food (Joe Fresh clothing for example). 

Smaller-format discount grocery stores could be of tremendous benefit in more densely populated urban areas, including those deemed ‘food deserts’ for their lack of grocery offerings. Pedestrian-friendly urban areas should include grocery options ideally within 400 metres of a residence and in some poorer downtown areas, that is unrealistic. The Box by No Frills could be a solution.

SEPHORA TO OPEN FLAGSHIP ON VANCOUVER’S ROBSON STREET

Sephora will open a flagship location on the 1000 block of Vancouver’s Robson Street. As a result, several smaller retailers will lose their store spaces including several accessory and gift stores as well as a recently opened Clearly Contacts store. The Sephora store will have two levels and will open late 2014.

Sephora will be located adjacent to the recently completed retail complex that includes a flagship Forever 21 store.

For those unfamiliar, Sephora is a Paris-based chain of cosmetics stores. It was founded in 1970 and purchased by the LVMH conglomerate in 1997. It has locations worldwide and opened its first North American store in New York City in 1998. It carries over 100 brands as well as its own private label products and includes makeup, skincare, fragrance, hair care, bath and body products and hair and make-up tools. Soon we’ll do an article on the 1100 Block of Vancouver’s Robson Street. A significant number of storefronts are currently for lease and from what we’ve been told, more are on the way. Not all will be lost as the street is more likely in the process of a transition than a decline.

CHRISTIAN LOUBOUTIN PERSONAL APPEARANCE IN TORONTO ON FRIDAY

French shoe designer Christian Louboutin will make a personal appearance at Holt Renfrew‘s Bloor Street store (50 Bloor St. West) on Friday June 21st. He will be greeting the public and signing shoes from 4pm-6pm. His women’s shoes are famous for their high heels and signature red soles. 

Christian Louboutin shoes are available across Canada at Holt Renfrew stores. Holt Renfrew will also open North America’s first ‘Christian Louboutin apartment’ this fall at Holt Renfrew, Yorkdale Shopping Centre.
