Bloomingdale’s May Open 3 Stores In Canada

Yesterday Canada’s national newspaper ‘The Globe & Mail’ reported that Bloomingdale’s is negotiating to open three locations within the following Hudson’s Bay Company department stores: Bloor Street in Downtown Toronto, Downtown Calgary, and Downtown Vancouver, BC.

Few further details have been provided regarding potential size of each Bloomingdale’s location. It was however reported that these could open as early as Fall 2012. This would require some very quick construction work. 

Retail analysts and commercial real estate brokers have expressed that launching Bloomingdale’s shops-in-store may be The Hudson’s Bay Company’s way of preemptively occupying a similar retail niche to Nordstrom, which is currently attempting to negotiate three current Sears-held leases in Canada (Downtown Vancouver, Calgary Chinook Centre and Ottawa Rideau Centre).

This, and the possible entry of Nordstrom, are two of the most exciting upscale American retailers to potentially enter the Canadian market.

Lord & Taylor Opens New Store in Yonkers, NY

Lord & Taylor has just opened a new, 80,000 square foot department store at The Mall at Ridge Hill in Yonkers, New York. It looks great. The glass facade is interesting, and we’ve got some photos of the interior…

The store’s white, bright interior will be replicated in other renovated Lord & Taylor stores, not to mention Hudson’s Bay Company stores in Canada. The Hudson’s Bay Company owns Lord & Taylor, now all under the direction of retail visionary Bonnie Brooks.

Watch for similar store interiors at renovated Lord & Taylor and Hudson’s Bay Company (aka The Bay) stores in the next several years. Also watch for these retailers to start sharing brands. For example, Z-Spoke by Zac Posen – a Lord & Taylor favorite, is starting to be carried at Canada’s Bay stores. And a version of Canada’s luxury department ‘The Room’ at The Bay will eventually be rolled out at selected American Lord & Taylor stores. Watch for hot women’s designers like Balmain and Erdem to be carried in fabulously luxurious retail environments.

Speaking of The Room, we’ll next be reporting on the recently announced ‘The Room’ at The Bay in Montreal, Quebec Canada. This should open Fall of 2013, and will be approximately 20,000 square feet of absolutely fabulous.

TIFFANY & CO.’s TOP 6 SELLING NORTH AMERICAN LOCATIONS… 2 are in Canada???

We found it interesting that two of Tiffany & Co.’s top 6 selling North American locations in 2011 are in Canada (Burrard Street in Vancouver, BC and Bloor Street West in Toronto, Ontario).

The three top four American locations are:
1) Manhattan (by a longshot)
2) South Coast Plaza, Costa Mesa California
3) San Francisco, Post Street
4) Chicago, Michigan Avenue

Upon further reflection, we recognize that these stores, including Vancouver’s “small” 4,700 square foot Burrard Street Tiffany store, outsold larger locations in Beverly Hills, CA, Boston, Houston, Dallas, Bal Harbour Florida, Las Vegas, and many other high-performing retail locations.

NORDSTROM’S TOP SELLING STORE NO LONGER IN CALIFORNIA…

For years, Nordstrom’s highest grossing store was in Costa Mesa, California, at South Coast Plaza (235,000 square feet). Revenues for this location in 2009 were in excess of $180 million. Nordstrom management confirms that its top-selling location in 2010 and 2011 was its Chicago’s Michigan Avenue store (272,000 square feet) and so far in 2012 its flagship store in Seattle is tops (383,000 square feet of retail).

Sales at the South Coast Plaza location have gone down since a 138,000 square foot Nordstrom location opened at the nearby Fashion Island Shopping Center in Newport Beach, spring 2010.

Chicago’s Michigan Avenue Nordstrom includes the company’s only in-store Louis Vuitton boutique, and a recently added Fendi accessories boutique. Seattle and Chicago will continue to compete for top spot in 2012, and we’ll let you know the final tally once this year’s sales figures are in.

MORE MACY’S… Hundreds of Millions Earmarked for Store Renovations

Macy’s will spend hundreds of millions of dollars renovating top-performing locations throughout the United States.

Macy’s executives have worked with designers to carve out a new ‘look’, and we’ve got some photographed examples of what will be in store.

Macy’s will spend in excess of $400million to renovate its Manhattan flagship store. This will include adding about 100,000 square feet of selling space with a final total of about 1.2 million square feet.

Renovations commenced this March and will be completed, tentatively, Fall 2015.

What to expect:
-A 63,000 square foot second-floor shoe store with 39,000 square feet devoted to selling space and 24,000 square feet for storage.
-A ground-floor luxury hall of designer shops, including a three-level Louis Vuitton boutique.
-An expansion of the men’s store to 200,000 square feet over 7 floors.
-A full-on interior/exterior renovation that will put this Macy’s store on par with some of the world’s best department stores.

We’ll be watching this renovation closely to see what new brands will embrace the new Macy’s, especially after multiple brands (Dolce & Gabbana, Prada, Jimmy Choo) left current Macy’s locations in Chicago and Minneapolis after the Macy’s conversion of those former downtown Marshall Field’s locations.

HOLT RENFREW TOWER, TORONTO, RENDERING

50 Bloor St. W. Tower/Holt Renfrew proposal

We’ve just been provided a rough color rendering of the proposed Holt Renfrew tower at 50 Bloor Street West in Toronto. The tower would be mostly residential at 83 floors, and would include a vastly expanded Holt Renfrew flagship store (at the base of the tower, with a marble and glass facade).

At this time we have few details about the expansion of the Holt Renfrew store itself, other than the expected square footage will be somewhere in the 200,000-250,000 square foot range.

NEW LOUIS VUITTON MAISON AND TIFFANY & CO AT 150 BLOOR W. IN TORONTO

A new 15,000 square foot Louis Vuitton Maison will open Summer 2012 at 150 Bloor Street West in Toronto. It will replace a 6000 square foot location across the street at 111 Bloor Street West. Insiders tell us that the current Louis Vuitton store will become Christian Dior, but we can’t confirm this.

This will unquestionably be the largest Louis Vuitton store in Canada, surpassing the 10,000 square foot Maison that opened (an expanded location ) in the Hotel Vancouver December 2010. A Louis Vuitton ‘Maison’ is referred to as such both for the store’s size and the fact that ‘maisons’ include some sort of art instillation.

Tiffany & Co. will open a slightly-smaller location next to Louis Vuitton, with approximately 3000 square feet on the ground floor and 8000 square feet on the second floor. The current Tiffany & Co. store at 85 Bloor Street West will subsequently close, vacating approximately 13,000 square feet over four floors.

UNIQLO OPENING HUNDREDS OF US STORES. NEXT STOP? SAN FRANCISCO…

Japanese chip and chic retailer Uniqlo has announced it will open a 29,000 square foot flagship location in San Francisco Fall 2012. It will be located at 111 Powell Street. Uniqlo’s first US location opened in Manhattan October 2011.

This is the first of literally hundreds of proposed Uniqlo locations across the United States. The chain is also planning a Canadian launch in early 2013, beginning with tentative locations in Toronto and Vancouver, BC.

GUCCI AND GALERIES LAFAYETTE PARTNER, OPENING 7 NEW GUCCI SHOP-IN-STORE LOCATIONS THROUGHOUT FRANCE

Gucci and French department store Galeries Lafayette have partnered to bring 7 Gucci shops to Galeries Lafayette stores in Nantes, Toulouse, Biarritz, Marseille, Bordeau, Nice (Massena) and Strasbourg. The Nantes location is already open, and the other locations will open Summer 2012.  This is the inception of multiple luxury-branded boutiques to open at Galeries Lafayette stores throughout France.

Galeries Lafayette already has a dedicated Gucci boutique at its flagship Paris store.  It further continues to open new luxury boutiques and to carry new designers, including a Dior accessories boutique in Nice (Massena location) and a Bulgari jewelry boutique at its store in Lille.

Watch for ‘luxury floors’ to open at some of the above Galeries Lafayette stores. This strategy is in the spirit of competing with Printemps stores which are also in the process of marketing luxury labels throughout its French stores.
